Mixed-Use Development

Mixed-use development combines housing with retail, office, hospitality, or other uses in an integrated, walkable real estate project.

Definition

A mixed-use development is a real estate project that combines housing with other uses, such as retail, office, hotel, recreation, or civic space. The uses may be in one building, on one site, or on adjacent connected sites, and are typically planned to work together as a walkable “live-work-play” environment. For multifamily operators, the residential component is only one part of a broader property ecosystem.

Example

A 300-unit apartment community has ground-floor restaurants, a small grocery store, shared outdoor seating, and office space above the retail. The operations team coordinates resident move-ins, retail deliveries, after-hours access, maintenance requests, and community events so the residential and commercial uses do not conflict.

Why it matters

Mixed-use development matters because it changes day-to-day property operations. Multifamily leaders must coordinate across different users, traffic patterns, service expectations, and stakeholder priorities while still protecting the resident experience. Done well, the combined uses can support walkability, stronger amenity value, and a more connected community.
