Results are typically scored against a checklist so leaders can see whether leasing standards are being followed and where coaching or process improvements are needed.

Example: A regional manager schedules monthly mystery shops for three apartment communities: one phone inquiry, one web inquiry, and one in-person tour. The evaluator notes whether the team responds quickly, asks about move-in needs, presents relevant amenities, records tour feedback, and sends timely follow-up.
