Net in migration

Net in migration measures people moving into an area minus those moving out, helping multifamily teams assess local renter demand.

Definition

Net in migration is the number of people or households moving into a geographic area minus the number moving out during a set period. A positive number means the area gained residents through moves; a negative number means more residents left than arrived. For multifamily teams, it is a demand signal that should be reviewed alongside jobs, affordability, household growth, vacancy, and rent trends.

Example

A regional operations team sees that a metro has positive net in migration while nearby high-cost markets are losing residents. Before budget season, the team adjusts renewal assumptions, staffing plans, and lease-up expectations for communities in the gaining metro because more incoming households may increase apartment demand.

Why it matters

Net in migration helps operations leaders understand whether a market is gaining or losing potential renters. Markets with strong in-migration can see stronger leasing demand, while out-migration can pressure occupancy, concessions, and renewal performance. It is especially useful for comparing submarkets, setting realistic budgets, and planning staffing around expected traffic and move-in volume.
