Operating Model

An operating model is the way a multifamily organization structures people, processes, and technology to run properties. It defines which work happens on site, which work is centralized or shared across properties, and how specialized teams coordinate functions such as leasing, resident communication, maintenance coordination, administration, compliance, and reporting. Common approaches include traditional on-site teams, centralized teams, specialized roles, shared services, and hybrid models.

A regional portfolio moves from each property handling every leasing call and maintenance intake on site to a hybrid operating model: a central team handles prospect inquiries, resident messages, and work-order triage, while on-site staff focus on tours, resident relationships, inspections, and urgent property needs.
