Procurement

Procurement is how multifamily teams source, buy, and manage supplies and services needed to operate and maintain properties.

Definition

Procurement is the process of sourcing, selecting, purchasing, and managing the goods and services a property needs. In multifamily operations, that can include maintenance supplies, appliances, repair materials, and vendor services such as plumbing, landscaping, or unit-turn work. A procurement process often includes standards for who can buy, when approvals are required, and how spending is tracked.

Example

A regional maintenance leader sets approved suppliers for air filters, appliances, and plumbing parts, then requires supervisor approval when a site team order exceeds a set spend limit.

Why it matters

Procurement affects operating costs, vendor consistency, compliance, and the speed of maintenance work. A clear process helps teams get the right resources at the right time while reducing unplanned spending and supporting property performance.
