Property Condition Assessment

A Property Condition Assessment reviews a multifamily asset’s physical condition, useful life, deferred maintenance, and capital needs.

Definition

A Property Condition Assessment (PCA) is a comprehensive review of a multifamily property's physical condition at a specific point in time. It looks at major systems and components, estimates useful life, and identifies current or future physical needs such as deferred maintenance or capital replacements. A PCA is often used for capital planning, risk assessment, financing, acquisitions, or major operational planning.

Example

Before finalizing next year's budget, a regional maintenance leader orders a PCA for a 20-year-old apartment community. The assessment finds aging roofs, several HVAC systems near the end of useful life, and recurring drainage issues, helping the team prioritize capital projects and preventive maintenance.
