Definition
A punch list is a documented list of unfinished, incorrect, or damaged items found during an inspection that must be corrected before work is considered complete. In multifamily operations, punch list items often come up during unit turns, renovations, move-out inspections, or final walks. Teams use the list to assign follow-up work, capture proof such as photos, and confirm each item is closed before the unit or project is handed off.
Example
During a unit turn, the supervisor walks the apartment and adds punch list items such as touch up bedroom paint, replace a cracked outlet cover, repair a loose cabinet hinge, and clean construction dust from the appliances. Once each item is completed and documented, the unit can be marked ready for leasing activity.
Why It Matters?
Punch lists help operations leaders reduce missed work, rework, and delays between maintenance, vendors, inspections, and leasing. They are especially important in multifamily because many units, rooms, and contractors can create a high volume of small issues that still affect readiness, resident experience, and final acceptance.
