Renovation

Renovation means planned upgrades to units or property areas that improve condition, value, or marketability beyond routine maintenance.

Definition

A renovation is a planned upgrade to an apartment unit or property area, such as replacing finishes, fixtures, or building systems. In multifamily operations, renovations can range from light cosmetic updates to larger value-add improvements, and they are different from routine maintenance because they are typically scoped, budgeted, scheduled, and approved as a project.

Example

A resident moves out of a dated one-bedroom unit. During the turn, the team completes normal make-ready work, then performs a renovation package that includes new flooring, updated lighting, cabinet hardware, and plumbing fixtures before listing the unit at a higher rent.

Why it matters

Renovations affect budgets, vacancy time, resident disruption, rent premiums, and long-term property value. Clear renovation scopes, approvals, schedules, and change-order controls help operations leaders avoid cost overruns and keep units moving back to rent-ready status.
