Definition

Rent control is a state or local government rule that limits the rent an owner can charge or how much rent can increase over time. These policies may set a maximum rent, cap annual increases, or tie increases to an index such as inflation. Requirements vary by jurisdiction and may also be paired with tenant protections such as eviction restrictions.

Example

A multifamily operator manages a 120-unit community in a city with a 5% annual rent-increase cap. Before sending renewal offers, the team reviews each resident’s current rent, the local cap, and any notice requirements to make sure renewal pricing and communications comply with the ordinance.
