Definition

Rental or screening criteria are the written standards a property uses to decide whether an applicant qualifies for a home. They can include requirements for income, credit, rental history, eviction history, criminal background, references, and documents. In multifamily operations, these criteria guide consistent approve, conditional approve, or deny decisions and should be shared with applicants in advance when required.

Example

A leasing team uses one approved screening checklist for every completed application at a 250-unit community. The checklist requires income validation, rental history review, credit and background reports, and a recorded reason code if the application is conditional or denied.
