Renter's insurance

Renter's insurance covers resident belongings and liability, helping multifamily teams standardize lease compliance and incident response.

Definition

Renter's insurance is a policy a resident buys to help cover their personal belongings and personal liability in a rented apartment. It is different from property insurance, which generally covers the building, systems, fixtures, and common areas. Some policies may also help with temporary living expenses after a covered loss.

Example

Example: A resident leaves a bathtub running and water damages the unit below. If the lease requires renter's insurance and the resident has an active policy on file, the claim can be directed through the resident's coverage instead of leaving the site team to resolve the cost dispute case by case.

Why it matters

For multifamily operations leaders, renter's insurance helps clarify responsibility when accidents, damage, theft, or visitor injuries occur inside a unit. Requiring coverage and collecting proof of insurance can support lease compliance, reduce confusion during incidents, and create a more consistent process across properties.
