Definition

Resident screening is the process a multifamily operator uses to evaluate a rental applicant before deciding whether to approve a lease. It may consider information such as rental history, credit, criminal history, eviction records, and other criteria allowed by applicable law. The outcome may be approval, conditional approval, or denial, and the process must be managed with fair housing and consumer reporting requirements in mind.

Example

A leasing team receives an application for a vacant unit, reviews the applicant against the property’s written screening criteria, verifies the report is complete, and then either approves the lease, requests a permitted condition such as a guarantor, or issues a denial with the required notice.
