A right of entry is the legal ability of a property owner or manager to enter a resident’s rental home under specific, lawful conditions. It is balanced against the resident’s right to privacy and quiet enjoyment. In practice, entry usually requires proper notice, a valid reason such as an emergency, repair, or inspection, and compliance with state, local, and lease requirements.

A resident reports a ceiling leak in a multifamily unit. The maintenance team creates a work order, records whether there is permission to enter, gives the required notice when the situation is not an emergency, and documents the inspection and any related repairs.

Right of entry matters because onsite teams often need access to complete repairs, inspections, and emergency response while respecting resident privacy. Clear procedures help reduce disputes, support compliance, and create a record of why entry occurred, who was assigned, and what work followed.
