Definition

A self-guided tour is a property or unit visit that a prospective renter completes without a leasing team member present. The prospect typically schedules or checks in digitally, receives controlled access, and explores the home or community at their own pace. In multifamily leasing, SGTs are often used alongside agent-led and virtual tours to give renters more choice.

Example

A prospect books a 6:30 p.m. apartment tour online, completes digital ID verification, checks in from their phone, and receives temporary access to a model unit and approved amenity areas. After the visit, the leasing team reviews tour activity and follows up based on the prospect’s interest.

Why it matters

Self-guided tours matter because they expand touring availability while reducing dependence on onsite staff for every visit.
