Site Assessment

A site assessment is a structured review of a property, building area, or unit to understand its condition at a specific point in time. In multifamily operations, it documents visible issues, safety concerns, marketability impacts, and repair or capital needs. It can be a full property condition review or a narrower walkthrough, such as a move-out or turn inspection.

After a resident moves out, the maintenance supervisor walks the unit, notes damaged flooring, failing sealant, appliance issues, and cleaning needs, then uses the findings to create work orders, estimate resident damage charges, and schedule the make-ready work.

Site assessments help operations leaders turn field observations into action: repairs, staffing plans, vendor work, budgets, and risk mitigation. Consistent assessments reduce surprises by identifying deferred maintenance, life-safety concerns, and components that may need repair or replacement before they affect residents, leasing, or property value.
