Speed to Lead

Speed to Lead measures how quickly a leasing team gives a meaningful first response to a new rental inquiry.

Definition

Speed to Lead is the time between a rental prospect submitting an inquiry and receiving a meaningful first response from the property team. In multifamily, that inquiry may come from an apartment listing site, website form, chat, text, or missed call. A meaningful response helps the renter take the next step, such as answering a question, qualifying needs, or offering a tour option—not just confirming receipt.

Example

A prospect submits a website form at 8:30 p.m. asking about a one-bedroom apartment. At 8:32 p.m., the leasing team sends a personalized text with available one-bedroom options and a way to schedule a tour. The community’s Speed to Lead for that inquiry is 2 minutes.

Why it matters

Prospects often compare several communities at the same time, so delays can let high-intent renters move on before a team engages them.
