Definition

A Standard Operating Procedure (SOP) is a documented, step-by-step set of instructions for completing a routine operational task. In multifamily operations, SOPs define how work should be done across areas like leasing, maintenance, delinquency, resident communication, and onboarding. A good SOP makes expectations clear while helping teams deliver a more consistent experience across properties.

Example

A unit turn SOP might state that maintenance completes all work orders and inspections, then a supervisor marks the turn complete and updates the unit status to “Ready” in the property management system before leasing can offer it to the next resident.

Why it matters

SOPs help operations leaders scale consistent execution across a portfolio. They support faster onboarding, clearer accountability, easier performance measurement, and less reliance on any one team member’s memory or personal process.
