Student housing is a multifamily rental property designed, marketed, and operated primarily for college or university students. It often differs from conventional apartments through by-the-bed leasing, shared living arrangements, and lease terms tied to the academic calendar. In some finance or underwriting contexts, student housing may also be classified by the share of units leased to students.

A 600-bed community near a university leases individual beds for August-to-July terms, plans most move-ins around the start of fall semester, and schedules a large turn window after the academic year ends.

Student housing creates different operating rhythms than conventional multifamily. Leasing demand, onboarding, maintenance coordination, and turnover often concentrate around academic calendars, so operations leaders need staffing, budgeting, and resident communication plans that match those seasonal peaks.
