Sublease

A sublease lets a resident rent all or part of their unit to a subtenant while the original resident remains tied to the primary lease.

Definition

A sublease is an agreement where a current resident rents all or part of their apartment to another person, often called a subtenant, for a period within the original lease term. The original resident typically remains responsible for the primary lease obligations, including rent, damages, and compliance with lease terms. Property owners and managers may restrict or require approval for subleasing, depending on the lease language and applicable law.

Example

A resident with six months left on a 12-month lease asks to sublease the apartment while they relocate for work. The onsite team reviews the lease, confirms whether written approval is required, documents the approved subtenant arrangement, and keeps the original resident responsible for rent and lease compliance.

Why it matters

Subleases affect risk, accountability, access control, and resident communication.
