Unit

A unit is an individual residential space tracked for occupancy, rent, inspections, and renovations across multifamily properties.

Definition

A unit is an individual residential space within a multifamily property, such as an apartment, efficiency unit, or similar dwelling used as a resident’s primary home. Operations teams usually track each unit separately for occupancy, rent, market rent, net rent, inspections, and renovation activity. Depending on the reporting method, non-revenue units such as model, employee, maintenance, or management units may still be treated as occupied rather than vacant.

Example

A property manager reviews Unit 3B before renewal season: it is occupied, has a current rent of $1,650, a market rent of $1,750, and net rent of $1,700 after recurring charges. The team uses that unit-level information to evaluate loss to lease, plan any needed inspection, and decide whether renovation work should be scheduled at the next turn.

Why it matters

The unit is the basic operating record behind occupancy, rent roll accuracy, renovation planning, and financial reporting. When unit data is consistent, leaders can compare performance across properties, identify revenue gaps, and prioritize maintenance or capital work with fewer reporting errors.
