Additional Insured COI

Definition

An Additional Insured COI is a certificate of insurance from a vendor or contractor that shows active insurance coverage and indicates that the property owner, manager, or another required entity is included for certain coverage purposes. The COI summarizes key policy details, but additional insured protection generally depends on the required policy endorsement, not just being named as a certificate holder. In multifamily operations, these requirements may vary by property, owner, contract, or RFQ.

Example

Before a roofing contractor starts work at an apartment community, the regional maintenance team requires a current COI showing general liability coverage and the ownership entity listed as an additional insured for that specific job.

Why it matters

Additional Insured COIs help operations leaders confirm that vendors meet insurance requirements before work begins.
