Work Order

A work order is a trackable maintenance task used to assign, manage, document, and close repairs across multifamily properties.

Definition

A work order is a formal, trackable maintenance task for work that needs to be performed at a property. It typically includes the issue, unit or location, priority or status, and the technician or vendor assigned to complete it. In multifamily operations, work orders help teams schedule, document, update, and close maintenance work from request through completion.

Example

A resident reports that their kitchen sink is leaking. The team creates a work order for the unit, marks the priority, assigns a technician, notes whether the resident has granted permission to enter, and updates the status as the repair moves from assigned to completed.

Why it matters

Work orders give operations leaders a consistent way to prioritize emergencies, assign work, communicate delays, and confirm completion. They also create a record of technician activity, response times, recurring issues, and open tasks, which helps leaders improve staffing, accountability, and resident experience.
