Adjustment

A plain-language definition of adjustment and how it affects rent, utility allowances, reporting, and multifamily operations.

Definition

An adjustment is a documented change made after an amount, setting, allowance, or process has already been set. In multifamily operations, adjustments can affect rent calculations, utility allowances, concessions, income reporting, or workflow settings. The key is that the change should be traceable, approved when required, and reflected consistently in reporting.

Example

A property receives notice that local utility rates increased. The operations team reviews utility consumption, updates the proposed utility allowance for each affected unit type, and submits the change for approval before applying it to resident rent calculations.

Why it matters

Adjustments directly affect resident charges, rental income, compliance, and performance reporting. For operations leaders, a clear adjustment process helps reduce billing errors, protect audit trails, and keep property-level teams aligned with portfolio policy.
