Additional insured

Additional insured means an added party may receive liability coverage under another party’s insurance policy for specific work or risks.

Definition

An additional insured is a person or organization added to another party’s insurance policy so they may receive liability coverage for certain claims. In multifamily operations, this is often used when a property owner, property manager, or related entity needs to be protected under a vendor’s or owner’s policy for work tied to a specific property or job. The exact protection depends on the policy wording, endorsement, and contract requirements.

Example

A roofing contractor is awarded a repair job at an apartment community. Before work starts, the operations team requires a Certificate of Insurance showing the property owner and management entity as additional insureds for that specific RFQ and property.

Why it matters

Additional insured status helps operations leaders confirm that the right entities are included in insurance coverage before vendors begin work. It supports risk management, contract compliance, and cleaner claims handling when an incident involves a property, vendor, owner, or manager. Because requirements can vary by property and job, teams should verify the COI and endorsement details rather than assuming coverage applies.
