Advance notice

Advance notice is the lead time required before tours, entry, rent changes, or legal notices so teams can plan and stay compliant.

Definition

Advance notice is the lead time required before a property team takes an action, schedules an appointment, or makes a change that affects a resident or prospect. In multifamily operations, it can apply to occupied-unit tours, unit entry, rent increases, move-in reminders, or legal notices. The required amount of notice may be set by company policy, scheduling rules, lease terms, or local law.

Example

A community allows prospects to tour occupied units but requires 24 hours of advance notice. If a prospect requests a tour, the team only offers times that give the resident and staff at least 24 hours to prepare.

Why it matters

Advance notice helps operations leaders balance leasing speed with resident experience, staff readiness, and compliance. Clear notice rules reduce last-minute conflicts, support consistent scheduling, and create a documented process for actions that may have legal waiting periods.
