Build-to-Rent

Build-to-Rent (BTR) is purpose-built rental housing developed to be rented, not sold. In the U.S., it commonly refers to professionally managed communities of single-family homes, townhomes, cottages, or similar low-density units where residents generally do not have another household above or below them. Many BTR communities operate more like multifamily assets than scattered single-family rentals, with centralized leasing, maintenance, and community-level operations.

Example: A multifamily operator takes over a 120-home BTR community of townhomes and cottages. Instead of managing each home as a separate rental, the team runs it like one community: shared leasing workflows, common maintenance standards, landscaping coordination, resident communications, and lease-up reporting.

BTR matters because it blends single-family-style living with multifamily-style operations. Operations leaders need to plan for different maintenance patterns, staffing coverage, leasing expectations, amenity strategy, and resident experience than they would in a traditional apartment building. Clear BTR definitions also help teams compare performance, staffing, and costs across asset types.
