Build-to-Rent (BTR)

Definition

Build-to-Rent (BTR) is purpose-built rental housing, most often single-family homes or townhomes constructed to be rented rather than sold. BTR communities are typically planned as rental communities and professionally managed, often with shared amenities and maintenance services. In operations, BTR blends single-family-style living with many multifamily management practices.

Example

A regional operations team opens a 120-home BTR community with townhomes, private yards, a pool, and on-site maintenance. The team adapts its multifamily playbook by adding yard-care scheduling, amenity oversight, maintenance routing across homes, and lease-up reporting for a horizontal community rather than a traditional apartment building.

Why it matters

BTR matters because it changes how teams plan staffing, maintenance, leasing, resident experience, and expense controls. Operations leaders may need different workflows for landscaping, home-by-home repairs, amenity management, and community programming while still tracking familiar multifamily metrics such as occupancy, turns, and service response times.
