It is typically older or less updated than Class A, but more structurally sound and operationally stable than Class C. In many markets, Class B properties serve renters seeking moderate rents and functional amenities rather than the newest finishes.

Example

A regional manager oversees a 1990s garden-style apartment community with average amenities, dated interiors, and rents near the submarket average. The team budgets for light unit renovations and appliance upgrades to improve resident satisfaction while keeping rents below nearby Class A communities.

Why it matters

For operations leaders, Class B status helps set realistic expectations for staffing, maintenance planning, renovation scope, rent positioning, and resident experience.
