Class C Property

A Class C property is an older, more affordable multifamily community with fewer amenities and higher operational needs.

Definition

A Class C property is a multifamily property classification typically used for older, more affordable apartment communities. These properties are generally lower in quality than Class A or B communities and are often defined by age, condition, location, amenities, and rent levels. Class C communities may have dated finishes, fewer amenities, and higher maintenance or management needs.

Example

A regional manager reviews a 1970s garden-style community with below-market rents, older mechanical systems, and frequent work orders. They classify it as a Class C property and adjust the operating plan to focus on make-readies, collections, preventive maintenance, and resident retention.

Why it matters
