Co-Signer

A co-signer shares lease responsibility with an applicant, helping teams manage leasing risk when income, credit, or rental history is limited.

Definition

A co-signer is a person who signs a rental lease with an applicant and shares responsibility for rent, fees, damages, and other lease obligations. In multifamily leasing, a co-signer is often used when an applicant does not meet income, credit, or rental-history standards on their own. Because the co-signer is part of the lease file, teams should verify identity, collect required documents, screen consistently, and track signature completion.

Example

A student applies for an apartment but does not meet the community’s income requirement. The leasing team adds the student’s parent as a co-signer, collects ID and income documentation, runs screening according to policy, and sends the lease package for e-signature before approving move-in.

Why it matters

Co-signers can help communities approve applicants who may otherwise fall short of screening criteria while adding another financially responsible party to the lease. For operations leaders, the key is consistency: clear policies, complete documentation, identity checks, and signed agreements reduce file errors, approval delays, and lease-enforcement risk.
