Definition

A compliant vendor is a contractor or service provider that has met the required insurance, licensing, safety, tax, and contractual requirements to work on a property. Compliance is not a one-time check; documents such as certificates of insurance, workers’ compensation, licenses, and other credentials may need to be reviewed, updated, or re-uploaded based on each property management firm’s requirements.

Example

A regional multifamily team needs an HVAC contractor for a boiler repair. Before awarding the job, the team confirms the contractor has an active certificate of insurance, required workers’ compensation coverage, a valid trade license, and any required property-specific documentation on file.
