Expense Type

An expense type is a category used to classify a cost, invoice, or transaction for accounting and operational reporting. In multifamily operations, expense types commonly map to areas such as utilities, taxes, salaries and personnel, repairs and maintenance, insurance, marketing, and management fees. If an invoice is submitted without an expense type, some accounting workflows may place it into a preliminary or default category for later review.

A property receives a monthly water bill. The accounts payable team assigns it to the Utilities expense type so the cost rolls up correctly in property operating reports and budget comparisons.

Expense types help operations leaders see where money is being spent across properties and portfolios. Consistent classification makes budgets, approvals, variance reviews, and operating-expense reporting more reliable. It also reduces the risk of invoices being missed, misrouted, or grouped into a temporary category that requires manual cleanup.
