Fee Manager

A fee manager is a third-party property management agent paid to operate a multifamily asset for an owner.

Definition

A fee manager is a third-party property management company or agent paid a management fee to operate a multifamily property for an owner. In centralized operating models, a fee manager may also provide shared services across properties and bill those services at agreed rates. The role is distinct from ownership: the manager is compensated for services, not for holding a financial interest in the asset.

Example

An owner hires a fee manager to run a 300-unit community. The manager oversees leasing, maintenance coordination, resident payments, and fee settings, while a centralized team handles some administrative work under a defined monthly service fee.

Why it matters

Fee managers directly influence operating costs, service consistency, resident experience, and asset performance.
