Fees

Fees are charges beyond base rent that must be categorized, disclosed, and tracked clearly across multifamily portfolios.

Definition

Fees are charges billed in addition to base rent, such as parking, amenity, payment processing, deposits, or late charges. In multifamily operations, teams often classify fees as mandatory or optional based on whether residents can avoid the charge through their choices. Clear fee categorization affects leasing disclosures, resident payment experience, compliance, and revenue reporting.

Example

A community charges base rent plus a required monthly trash fee, an optional parking fee, and a card payment processing fee. Operations leaders review whether each fee is avoidable, disclose the fees during leasing, and configure them correctly in the property management system.

Why it matters

Fees influence how residents understand total housing costs and how operators forecast revenue. Misclassified or poorly disclosed fees can create resident confusion, inconsistent site practices, compliance risk, and inaccurate financial comparisons across a portfolio.
