Future lease

A future lease is a signed apartment lease with a start or move-in date that has not arrived yet.

Definition

A future lease is a signed lease for an apartment where the lease start date or resident move-in date is still ahead. In multifamily reporting, future leases may be included in leased occupancy because the unit is already committed, even if the resident has not moved in yet. Operations teams use this information to coordinate turns, confirm move-ins, and forecast upcoming occupancy.

Example

A prospect signs a 12-month lease for Unit 312 on May 1, but the lease begins June 15. The property team treats Unit 312 as leased for forecasting, schedules any required turn work before June 15, and sends a pre-move confirmation to reduce the risk of a missed or canceled move-in.

Why it matters

Future leases help operations leaders see beyond today’s physical occupancy. Accurate future lease data supports staffing, turn scheduling, move-in coordination, occupancy forecasting, and portfolio reporting. It also helps teams identify gaps when systems do not consistently expose future move-in dates.
