Incident

An incident is an unplanned property event that disrupts operations, safety, resident use, or property condition and requires tracking.

An incident is an unplanned event or problem at a property that disrupts normal operations, resident use, safety, or property condition. In multifamily operations, incidents can include emergencies, accidents, complaints, damage, security issues, or other events that need documentation, escalation, and resolution. The goal is to respond quickly, contain the issue, record what happened, and restore normal conditions.

Example

A resident reports water pouring through the ceiling from the unit above. The team opens an incident record, notifies a supervisor, documents photos and notes, coordinates the repair, tracks status, and closes the incident after the leak is contained and affected areas are restored.

Why it matters

Incidents matter because they help operations leaders separate urgent, disruptive events from routine work. A consistent incident process supports faster escalation, clearer communication, better documentation, and stronger follow-through when resident safety, property damage, compliance, or business continuity may be affected.
