A lead is a prospective renter who has expressed interest in an apartment community, such as by submitting a form, calling, walking in, or messaging the leasing team. In multifamily operations, lead management means capturing, tracking, qualifying, following up with, and converting those inquiries into signed leases. A lead may become more valuable to prioritize when their intent, move timing, and readiness to tour or apply are clear.

Example

A prospect submits a website inquiry for a two-bedroom apartment, replies to a follow-up text, says they want to move within 45 days, and confirms a tour for Saturday. The leasing team treats that person as a lead and tracks the conversation, contact details, tour status, and next steps.

Why it matters
