Lead Attribution

Lead attribution tracks which marketing sources and touchpoints drive renter inquiries, tours, applications, and leases.

Definition

Lead attribution is the practice of tracking which marketing source or touchpoint generated a prospective resident inquiry, tour, application, or lease. In multifamily, attribution can be measured at different funnel stages, such as first contact, tour booking, or signed lease. Common approaches include giving credit to the first touchpoint, the last touchpoint, or multiple touchpoints across the renter journey.

Example

A community receives a prospect who first clicks a paid search ad, later visits an apartment listing site, and then books a tour from the property website. Lead attribution helps the marketing team decide whether to credit only the first source, only the final source, or share credit across the full path to the tour or lease.

Why it matters

Lead attribution helps operations leaders understand which channels drive inquiries and which ones influence later conversions. This makes it easier to compare source performance, evaluate marketing spend per lead or lease, and shift budget toward channels that produce qualified renters and signed leases.
