Lead Source

Lead source identifies where a renter inquiry came from so multifamily teams can track attribution, conversions, and marketing performance.

Definition

A lead source is the origin of a prospective renter inquiry, such as a property website, referral, listing site, social channel, phone call, email, or walk-in. In multifamily operations, it is used to connect each lead to the channel or campaign that generated it so teams can evaluate leasing performance. Lead source data is most useful when source names and tracking practices are standardized across properties.

Example

A prospect submits a guest card after clicking a tracked apartment listing link. The leasing team records the lead source as that listing channel, then compares how many leads from that source become tours, applications, and signed leases.

Why it matters

Lead source matters because it helps operations leaders see which channels create inquiries and which ones actually move prospects through the leasing funnel. Reliable source tracking supports better marketing budget decisions, cleaner attribution reporting, and more consistent portfolio-level performance comparisons.
