Lead-to-application conversion ratio

Lead-to-application conversion ratio measures how many prospect inquiries turn into submitted rental applications.

Definition

Lead-to-application conversion ratio is the percentage of prospective resident inquiries that become submitted rental applications. It is calculated as submitted applications ÷ leads × 100. Teams should define “lead” consistently, because counting all inquiries versus only qualified prospects can change the ratio.

Example

A 250-unit community receives 300 leads in June and 45 prospects submit applications. Its lead-to-application conversion ratio is 15%: 45 ÷ 300 × 100.

Why it matters

This ratio helps operations leaders see how effectively marketing, follow-up, tours, and leasing conversations move prospects toward applying. It can highlight friction in the funnel, such as slow responses, weak follow-up, or poor lead quality. It should be reviewed alongside other leasing KPIs, because relying on one conversion metric alone can distort decisions.
