Maintenance asset

A maintenance asset is a physical item, system, or amenity that a property team tracks because it may need inspections, repairs, replacement, or preventive work. In multifamily operations, this can include building systems, unit equipment, common-area amenities, utilities, elevators, appliances, or similar property components. Maintenance assets can be linked to projects, inspections, and work orders so teams know exactly what item the work applies to.

A maintenance leader creates a recurring preventive inspection for a community boiler and links the boiler as the maintenance asset. If the inspection finds a problem, the follow-up work order can reference that same asset so technicians, supervisors, and reporting all stay tied to the correct equipment.
