Maintenance coordination is the process of receiving, prioritizing, scheduling, dispatching, and following up on maintenance work across a multifamily property or portfolio. It connects resident requests, work orders, on-site teams, vendors, parts, and communication so repairs move from intake to completion. In centralized operating models, this function may be handled by a shared team rather than only by staff at each property.

A resident reports a leaking sink after hours. The maintenance coordinator logs the work order, triages the issue as non-emergency but time-sensitive, assigns the right technician or vendor, schedules access with the resident, tracks completion, and follows up if a callback is needed.
