Maintenance Supervisor

A Maintenance Supervisor is the lead or senior maintenance professional responsible for overseeing maintenance staff and coordinating repairs, work orders, and unit turns at a multifamily property. The role often combines hands-on technical knowledge with scheduling, prioritization, vendor or staff coordination, and communication with property management. In practice, the supervisor helps keep apartments, common areas, and building systems safe, functional, and ready for residents.

A resident submits an urgent leak request while three vacant units are scheduled for make-ready work. The Maintenance Supervisor reviews the work order queue, assigns the leak to the right technician, adjusts the turn schedule, confirms materials are available, and updates the property manager on timing.
