Market-Rate Housing

Market-rate housing is rental housing priced by local market conditions, without government rent limits, subsidies, or income restrictions.

Definition

Market-rate housing is rental housing priced based on local supply, demand, and property conditions rather than government-imposed rent limits. In multifamily, it is often called conventional housing and generally does not include income restrictions, subsidies, or set-aside requirements.

Example

A 250-unit conventional apartment community reviews nearby rents, vacancy, lease-up activity, and unit features each week to set asking rents for available one- and two-bedroom homes.

Why it matters

Market-rate housing affects how operations teams plan pricing, leasing, renewals, staffing, and maintenance priorities.
