Multifamily

Multifamily means residential housing with multiple separate units, such as apartments, condos, duplexes, or townhome communities.

Definition

Multifamily is a housing classification for residential properties that contain multiple separate dwelling units within one building or within several buildings in a single complex. Common examples include apartments, condominiums, duplexes, and townhome communities. In operations, the term usually refers to managing many resident households, leases, service requests, and shared property needs under one community or portfolio.

Example

A 250-unit apartment community is a multifamily property because many separate households live in individual units within the same residential community. The onsite team manages leasing, renewals, rent collection, maintenance requests, and resident communications across all units.

Why it matters

For operations leaders, multifamily defines the operating environment: many residents, units, leases, amenities, and service workflows managed at scale. Understanding the term helps teams distinguish day-to-day property operations from broader investment or asset-management decisions.
