Net Rent

Net rent is rent after defined deductions, such as tenant-paid utilities or concessions, depending on the reporting context.

Definition

Net rent is the rent amount after agreed deductions from a gross rent figure. In market-study terminology, it can mean gross rent minus tenant-paid utilities; in property financial reporting, related net rental income often means rent revenue after concessions, vacancy or collection loss, bad debt, and non-revenue units. Because usage varies, teams should document exactly which deductions are included before comparing properties or reports.

Example

A community lists a unit with a $1,850 monthly gross housing cost and $125 in tenant-paid utilities. Using the market-study definition, the unit’s net rent is $1,725.

Why it matters

Net rent affects how teams compare pricing, rent rolls, budgets, and property performance. If one report subtracts utilities while another subtracts concessions or collection losses, leaders may misread rent growth, revenue trends, and NOI drivers.
