Net Rent to Income Ratio

Net Rent to Income Ratio measures rent plus charges against household income to assess affordability and operational risk by unit.

Definition

Net Rent to Income Ratio compares a household’s rent burden using net rent, meaning rent plus charges, against the household’s income. To calculate it, divide net rent by income for the same time period, such as monthly net rent divided by gross monthly income, and express the result as a percentage. It is a unit-level affordability and risk indicator, but it depends on having income data entered for the household.

Example

A resident pays $1,650 in base rent plus $150 in monthly charges, for $1,800 in net rent. If the household earns $6,000 in gross monthly income, the Net Rent to Income Ratio is $1,800 ÷ $6,000 = 30%.

Why it matters

For multifamily operations leaders, this ratio helps compare affordability pressure across units using the actual rent-and-charge amount rather than base rent alone. It can support screening policy review, portfolio monitoring, and identification of units where missing income data may limit reliable analysis.
