Occupiers

Occupiers are the people or households physically living in apartment units. In multifamily operations, the idea is usually reflected in occupied units or physical occupancy, which can be tracked separately from whether rent has been collected. The term helps teams distinguish current residents in place from prospects, former residents, and vacant units.

Before an eviction hearing, an onsite team walks the property to confirm whether the resident is still in the unit or has vacated. If the person is still present, the unit remains physically occupied and should be treated differently from a vacant unit awaiting make-ready work.

Knowing who is actually occupying units affects occupancy reporting, vacancy planning, resident service, compliance work, and staffing. It is especially important when handling move-ins, resident escalations, unit turns, and eviction-related workflows, where the difference between occupied and vacant changes what the team can do next.
