Occupant

An occupant is a person who lives in an apartment home but may not be the leaseholder responsible for rent and lease obligations. In multifamily operations, the key distinction is whether the person is listed as legally responsible under the lease or simply approved to reside in the unit. Occupant records should be kept current so teams know who lives onsite and who to contact for the right issues.

During a maintenance emergency, the onsite team checks the resident file and sees that the leaseholder is out of town but an approved occupant is living in the unit. The team coordinates access and communication appropriately while still sending lease-related notices to the leaseholder.
