On-Call Maintenance

On-call maintenance means after-hours emergency maintenance coverage for resident issues affecting safety, habitability, or property condition.

Definition

On-call maintenance is the practice of assigning maintenance staff to be available outside regular business hours for emergency service requests. In multifamily operations, it usually covers issues that affect safety, property integrity, or habitability, such as major leaks, unsecured doors, loss of heat, or other defined emergencies. Teams often use a rotating schedule so after-hours coverage is clear.

Example

A resident reports a major water leak at 10:30 p.m. The answering service routes the emergency to the assigned on-call technician, who responds, stops the leak, and documents the work order for follow-up repairs the next business day.

Why it matters

On-call maintenance protects residents and property when urgent issues happen after the office is closed.
